Cannon Place

This project was constrained by both strategic view issues and the need to protect archaeological remains on the site: very limited piling was possible. These constraints generated a unique design. The project also involved complex negotiations with both London Underground and Network Rail to deliver new stations and ensure that rail services would not be disrupted during construction. The office development sits on top of the concourse at Cannon Street, a heavily used commuter station.

A deal with the City of London and Mayor of London provides for planning gain within the scheme to fund substantial improvements to passenger facilities. Foggo Associates’ designs allow the office building, replacing an undistinguished 1960s development, to straddle the station below, where new retail space is provided on three levels. This was a project where the element of public gain in terms of public transport provision was successfully cited as an argument to justify a relatively dense, though not high-rise, office scheme on a tight site at the heart of the City.
